This narrative is submitted in response to Appendix 1 of the Subcontract tender documentation and sets out

[Subcontractor Name]'s detailed understanding of the Subcontract Works for the combined Fit-Out MEP &

Theming package on the SEVEN Discovery 1.5K Al Ahsa project. This is a single, integrated Subcontract covering

both (a) the interior theming, fit-out and attraction decor scope and (b) the final mechanical, electrical and public

health (plumbing) fit-out serving the themed environment. It defines the scope, extent and complexity of the

Works, their integration with the wider project, the interfaces with other trades and stakeholders, and our

understanding of the coordination requirements, constraints, risks and sequencing involved in delivering the

Works. It concludes with our confirmation of compliance with the Contract Documents.

We understand the rationale for combining MEP fit-out and theming under a single Subcontract to be the

exceptionally high degree of physical and visual integration between the two disciplines on this project: because

almost all building services within the guest-facing areas are concealed within, routed through, or directly

embedded in sculpted theming elements, a single point of responsibility for design coordination, containment

routing, fixing and finish quality reduces interface risk between what would otherwise be two separate subcontract

packages.

Our understanding has been developed through a detailed review of the issued design documentation, principally

the 100% Schematic Design – Creative report (Doc Ref. 3HASA13-HASA-04-CUN-TH-DSR-00001, Revision 03)

prepared by Cundall on behalf of SEVEN, with the creative and experience design authored by Thinkwell. We note

that this report is explicitly issued for reference purposes as part of the technical design (TD) package, with the

creative design developed to Schematic Design level only; our approach and pricing basis therefore anticipate

further design development, coordination and technical resolution as the project progresses toward issued-forconstruction (IFC) status, and we have made this assumption clear throughout this submission where relevant.
